Electrical Health Check for Landlords & Property Managers: A Checklist for 2026

As the year winds down and the festive season approaches, many businesses across Leicestershire are preparing to close their doors for a well-earned break.

But before you turn off the lights and head home, it’s vital to make sure your workplace is electrically safe, secure, and energy-efficient over the holidays.

At Blaby Electrical, we work with local businesses, schools, and property managers to help them power down safely and prevent avoidable issues while the premises are empty.

Here’s our Festive Shutdown Checklist to help you leave your building in good shape and return to a smooth start in January.

1. Test Fire Alarms & Emergency Lighting

Before closing up, make sure your fire alarm system is tested and fully functional.
Emergency lighting should also be checked, even if no one will be in the building, these systems are crucial for compliance and peace of mind.

Quick checks:

  • Ensure weekly fire alarm tests are logged
  • Verify emergency lighting illuminates properly
  • Check batteries and backup power supplies

If you’re due for a scheduled service, now’s the perfect time to book it before the new year rush.

2. Unplug Non-Essential Equipment

Computers, printers, chargers, kitchen appliances, and other plug-in devices all consume “phantom” power, even when switched off.

Unplug anything that doesn’t need to run over the break. It’ll save energy, lower bills, and reduce the risk of electrical faults.

Tip: Create a simple “power-down list” for staff to follow before leaving.

3. Check Your Consumer Unit and Circuits

Give your consumer unit (fuse board) a quick once-over before closing. Make sure:

  • No breakers are tripping
  • No unusual buzzing or heat is coming from panels
  • RCDs are tested and working correctly

If your building has experienced increased load this year. This could be from new equipment, EV chargers, or lighting upgrades, consider booking a professional inspection early in the new year to ensure everything’s running safely.

4. Set Timers and Smart Controls

Instead of leaving lights on for security, install or update timers and smart lighting controls.

You can program outdoor or lobby lights to switch on and off automatically, saving energy while keeping your premises visible and secure.

Smart tip: Use motion sensors or photocell-controlled lights for extra efficiency.

5. Test Security & CCTV Systems

Your CCTV and access control systems will be working overtime while you’re away.
Now’s the time to test cameras, clean lenses, check recording backups, and confirm that alerts are working properly.

If your site includes automatic gates or doors, make sure they close fully and safely before the break.

6. Protect Against Cold Weather

Electrical systems can be affected by extreme cold and damp.
If you have outdoor sockets, EV chargers, or lighting, inspect weatherproof enclosures and cable glands for cracks or damage.

For unheated buildings, consider using smart thermostats or frost-protection heaters, safely wired and RCD-protected.

7. Schedule a Post-Holiday Electrical Health Check

January is the perfect time to plan ahead. Whether you need an EICR, lighting upgrade, or full electrical maintenance check, booking early ensures you start the new year safely and efficiently.

At Blaby Electrical, we offer comprehensive inspections for commercial and industrial clients. Helping you stay compliant, save energy, and prevent downtime.

Wrap Up the Year Safely

A few simple steps before the Christmas break can prevent major issues later.
Take the time to power down properly, and your business will thank you when everything switches back on smoothly in the new year.
